RENTAL TERMS AND CONDITIONS

BOOKINGS: A provisional booking date may be held by telephone or internet and will be held for no more than five (5) days, pending receipt of a completed Vacation Rental Agreement and full deposit or payment, as appropriate. Only persons named on the 4booking form are allowed to stay in the house as Florida State Law prohibits any subletting, sharing and/or assigning. Any persons not shown on the booking form (contract) will be asked to leave by our local agents. Sorry, but no pets are allowed in the Villa. RESERVATION DEPOSIT: A deposit of $150 per week is required with the completed Vacation Rental Agreement. Confirmation of booking will normally be made within seven (7) days of receipt of the deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due. A returnable security/damage deposit of $350 will be due eight (8) weeks before your Check-in date. Deposit and Payment of Balance: The balance of your account will be payable sixty (60) days from your Check-in Date. Bookings made within sixty (60) days of your Check-in date are payable in full at the time of booking. The owners reserve the right to cancel the booking if payment is not received by the due date. Cancellations – The Guest may cancel their booking at any time after it has been confirmed. Cancellations must be done in writing and the following cancellation charges will apply: Over sixty (60) days from Check-in Date: Deposit forfeited Between thirty (30) and sixty (60) days from Check-in Date: 50% of total cost forfeited Within thirty (30) days of Check-in Date: 100% of total cost forfeited Arrival and Departure Times: Check-in at this property begins at 3:00 pm and Check-out is at 10:00 am. Early Check-ins and late Check-outs are available by prior arrangement and may carry an additional fee. The Villa will be cleaned before you arrive and upon your departure. The Villa is inclusive of electricity, water and local sales taxes. A telephone is also available for your use for local and national calls, free of charge, however, you will need to purchase a phone card for international cards. Force Majeure: The owner or designate does not accept, will not be responsible for and will not be liable for, for any loss, damage or changes caused by force majeure such as strikes, floods, closures of airports, weather conditions, or any other event that are beyond the control of the owner or designate. Liability: The owner and designate do not accept any liability whatsoever for death, personal injuries, accidents, loss or damage to persons or personal effects however caused. Guests are strongly encouraged to purchase insurance to cover the costs of any or all incidents that may occur. The owner and designate cannot be held responsible for any ongoing construction or alterations to existing properties or any noise as a result thereof on or around the housing development. Pool Heating: If pool heating is required, there will be an additional fee of $25 USD per day or $150 USD per week added to the total cost of the vacation rental and must be requested in advance of your Check-in Date. In the event that pool heating is requested, the overall temperature of the pool cannot be guaranteed as this will vary according to different factors, such as, prevailing weather conditions. The spa has separate controls on the pool deck and can be heated separately if requested prior to the scheduled Check-in Date. Please use the pool cover provided, especially in the evenings, as this will assist in retaining the water temperature. Unavoidable Changes: The owner or designate reserves the right in any circumstances to cancel the booking. Should this occur, all monies paid will be returned to the Guest without interest. Complaints: Should you experience any issues while staying with the Villa, please contact the Management Company, who will do their best to assist you in resolving the issue. Should the issue remain unresolved, please notify the owner in writing within seven (7) days of your Check-out Date. Inventory Items: No inventory items can be removed from the property. This includes, but is not limited to, linens and towels. Any breakages or damages must be reported to the Management Company immediately. It is essential that guests do not tamper with the controls for the air-conditioning unit, sprinkler systems or swimming pool. Tampering with these systems or simply adjusting them, could cause extensive damage and your Security Deposit may be forfeited if damages occur. Price Guarantee: The price quoted and agreed upon within the Vacation Rental Agreement is 100% guaranteed and no additional fees or surcharges will be added to the final cost. Smoking Policy: Smoking is prohibited within the Villa Smoking is only permitted within the pool area. Documentation: All passports, visa’s and health certificate requirements are the responsibility of the Guest. There is a safe available in the Villa into order to store these items securely. We do not accept any responsibility for any delay or expense that may be incurred through any irregularity relating to these documents. Any cancellations made due to the inability of a Guest to obtain proper and/or required documentation will be subject to the cancellation policy previously noted. Cots and Cribs: The Villa has available for the use of its Guests, a cot/crib, stroller/pushchair, highchair and a car seat. All other baby items can be supplied and is payable locally. Please advise at time of booking, should any additional items be required. Travel Insurance: It is highly recommended that Guest’s purchase medical travel insurance for all members of their party. In the event that the Guest becomes ill, all hospital expenses are the responsibility of the Guest and the owner will not be liable or responsible to assist with medical costs, or refund, partial or total, of the travel and/or accommodation costs of the Guest. Guests are encouraged to purchase cancellation insurance for all persons within their party to cover any cancellation costs they may incur.
